Recycling: Glass, cans, and plastic containers must all be recycled and they must be rinsed out before putting them in the recycling, there are liners in the garage for any recyclables Paper recyclables will go in a different bin from the glass, cans and plastics containers If we use aluminum foil we can recycle it as well: it must be rinsed to get off any excess grease or food and then crumpled into a ball then it can be mixed with the glasses cans and plastic Compost: Any food waste (bones, veggies, any leftover food not eaten) must be disposed in the red plastic compost bin If we have any grease from cooking, we must let it cool down first and then scrape it off into the compost. Do not put the grease down the drain!!! It is acceptable if a little grease or little scraps of food go down the drain, but we should aim to avoid this as much as possible and get as much into compost. To dump out the compost in the bin, take it downstairs and out the patio doors where the hot tub is, walk straight back to where the hill starts and that is where you will dump the compost. Garbage: Paper towels (use rags over paper towels if you can!!), napkins, tissue, toilet paper are all provided and when used these will be put in the regular garbage. Anything not recyclable or compost will go into the garbage. There is a bin underneath the sink for garbage. If it fills up, tie it up and put it in the garbage can outside the garage door to the left. MAKE SURE LID IS ON TIGHT SO THAT THE RACCOONS DON’T COME. Things to know about the kitchen: Kitchen is completely equipped with dishes, cups, utensils, cooking supplies, etc. There’s a dishwasher, dishwasher soap, and dish soap to clean with. When we leave Sunday morning, we can put dishes in the dishwasher and leave it running EVERYTHING MUST BE WASHED BEFORE WE GO!!!! Pantry is filled with different foods and cooking needs that we can use. However, there are no perishables such as meat milk bread, etc., so that we would have to bring on our own. Things to know about communication and getting in the house: Cell phone service is not that great but there is high speed internet. It’s an open signal with no password so we can just go right on. When we get there, I will call Larry to let him know we are there if he will be unable to greet us at the house. The key is under the front door mat (use it to unlock the knob, not the deadbolt) There’s a door between the garage and the house when you first go in. This door must remain unlocked. Things to know about heating, windows, and locks: When we get to the house, the dining room thermostat will be on 62 degrees. We can turn it to 68 degrees. Each room has a thermostat but the bedrooms upstairs should already at a comfortable temperature so we might not have to turn them on. There are 9 patio doors: there is a piece of wood that keeps it locked; make sure they are in the track when closed so they are locked WHEN WE LEAVE • MAKE SURE ALL WINDOWS ARE CLOSED • ALL THERMOSTATS SHOULD BE OFF EXCEPT DINING ROOM THERM WHICH SHOULD BE LEFT AT 62 DEGREES • ALL LIGHTS AND FANS SHOULD BE OFF • We must call when we are leaving Things to know about electricity: There are four switches in the bathroom: main light, night light, fan, and heat. If all lights and fans are on all at once in the bathrooms, a fuse will blow because these run on the same electrical circuit. We must make sure that not all lights, fans, heat are on in the bathroom at once. As mentioned before, Larry will have hot tub filled and on for our use. We must make sure that when we leave, we go downstairs to the laundry room to the electrical panel and turn off the switch labeled “hot tub.” Things to know about driving: We should make sure our cars have 4 wheel drive in case there is snow. If a car has 2WD, do NOT pull down into the driveway because you will not be able to get out if there’s snow. Park the car at the top of the hill by the neighbor’s house (it is okay to park by the neighbor’s house because they will be away and point the car in the direction downhill toward White Road which will make it easier to get out. Things to know about linens: There are extra towels and blankets in the linen closet upstairs. Larry will also leave some towels by the hot tub for us. If we use a lot of towels, we can use the washer/dryer downstairs to clean them. We do not have to strip the sheets or wash them on Sunday morning; he will take care of it. Any dish rags we use, we can either leave by the laundry or kitchen. Things to know about the fireplace: There is wood by the front door for the fireplace. We can use the fireplace in the living room or the outside camp fire ONLY but not the one downstairs by the hot tub. Living room fireplace: • The fireplace in the living room is 2-sided fireplace meaning it can be seen from both the living room and library; however, it cannot be opened on the library side. • If we use this fireplace, the library doors MUST BE CLOSED. If the library doors are not closed while we use it and someone opens the front door, there will be a draft that will push smoke into the living room which we want to avoid. So whenever the fireplace in the living room is on, we will keep the library doors closed. • For the living room fireplace, we only need one or two pieces of wood. There is also fire starter and matches • If we have a fire going in the living room, the glass doors of the fireplace on the living room side must be open (the glass doors on the library side stay locked) and the wire mesh screen stays closed on both sides to prevent sparks from flying out at us. Starting a fire outside: • Use a couple more pieces of wood, three or four should be sufficient. • It’s safer to do a fire outside if there’s no snow Things to know about recreation: No cable but there’s Netflix and amazon. There’s games in the front hall closet such as monopoly and scrabble. There’s also other games downstairs as well as a ping pong table, football, Frisbee, etc. There’s bikes downstairs if there’s no snow and we want to ride around the lake (if the tires need air there is an air compressor to use). We can also ride down to the end of the lake where there is a country store that sells baked goods in the morning. If there’s snow, there will be sleds and we can go sledding J Since it is too cold, we shouldn’t take the boats out on the lake as it wouldn’t be as safe. We can go down to the dock which is in front of the neighbor’s house. The dock has a roof over the hammock and there’s chairs. The driveway and lakefront have security cameras facing away from the house which are turned on when the house is unoccupied. Three major destinations are quite close: Saratoga Springs (35 min), Lake George (45 min), and Manchester, Vt (50 min).

Beautifully restored country farmhouse, originally built in 1795. The house sits on 4.6 private acres within an expansive, 180-acre working farm in the historic and cozy town of Salem, NY. The house consists of five bedrooms, two full bathrooms, an impressive library, cozy living room with wood-burning stove and flat screen TV featuring Netflix, Hulu and Amazon and a wide selection of DVDs, cheery sun room with gorgeous views of the property, and a rec room with slate pool table, foosball table, table tennis, loads of board games, and a record player with collection of vintage records. The kitchen is fully stocked with cooking and entertaining needs, and there is ample of space in the common areas to comfortably accommodate large groups. Our beautiful backyard features an in-ground, heated, salt water swimming pool (open May to mid-October), deck with lounge seating and spa jacuzzi (jacuzzi is open year-round), dining table that seats 12, gas grill and a fire pit (also open year-round and we provide one bundle of complimentary wood). Whether you're hiking through the nearby hills, touring the barns to feed and play with our friendly animals, or walking to town to explore the local shops, your stay here will be one of a kind. Our Farmstead is home to goats, chickens, horses, donkeys, a pony, pigs and barn cats, all who love attention. In the spring-fall, we also host cows who come to pasture and have their calves on the farm. We offer supervised tours of the barns so guests can feed and play with the animals. You can also collect fresh farm eggs in the chicken coop. There are two ways to stay at BBFV - the Farmhouse (open year-round) and the Glampground (open Memorial Day Weekend through Columbus Day). We are less than an hour from Albany International Airport. In the winter, ski local New York mountains like Willard and West mountains that are under 20 minutes away, or drive 35 minutes into VT to beautiful Bromley. We are an hour from Stratton Mountain, the largest mountain in the area.

When it comes to bathrooms, this campsite comes with a solar camp shower (that will be filled with water and can be hung anywhere around your campsite you feel comfortable) as well as an outdoor camp toilet (you'll line the loo with a provided CleanWaste bag, do your duty, then remove the bag, tie it off, and throw it in the garbage). When you arrive, you'll follow the map provided to arrive at your campsite. Parking will be closeby and dogs are always allowed! The area is known for fly-fishing, tubing, kayaking, and cycling. Extremely private one of a kind hand-built Post and Beam Cabin overlooking the Hudson River valley and the mountains of Vermont. Situated atop a beautiful rise on a 100 acre horse farm. Completely insulated and heated by an air tight woodstove. The cabin has NO electricity. My wife and I supply propane lanterns, propane and a 2 burner propane stove. Please bring your drinking water. We supply clean water for washing and a large cast iron Dutch oven for cooking over the fire on the outdoor fire pit. There is a clean, quaint outhouse next to the cabin, and an outdoor solar shower for use in warm weather. There is a kitchenette with a sink that you can pump water into by hand. For sanitary reasons we are now providing single use plates, cups and utensils. Please feel free to bring your own if you wish. If you plan on cooking over the fire please bring firewood. Don't be afraid of cold weather. Many travelers (as well as ourselves) have spent several nights there in Sub zero (f) weather. We would compare this to very comfortable and rustic indoor camping. The cabin has a 'full' bed and futon on the bottom floor. There are two twin beds in the loft. This is an experience you HAVE to try. EVERY traveler raves about their time spent here. Our Hobby Farm Cottage is perfect for the traveling horsemen, the solo adventurer, the couple, or the small family looking to get away. It sits overlooking our 10-acre pasture along with 55+ acres of trails, woods, and streams to explore. The space My wife and I purchased the farm in 2015 with hopes of creating a place where we could grow our own food, raise animals, board horses, and just enjoy nature. It all sounded so magical in our heads...(insert 'screeching halt' noise). Little did we know how much work was involved! It's certainly been a labor of love, but slightly more labor than love:) The cottage was already built but was in dire need of a facelift if I was ever going to convince my wife to live there. Well... 9 months after the renovation got underway, our first child was also underway. As much as my wife liked the new cottage, it wasn't passing the "nesting" test. So here we are, sharing our cottage and our farm with the world via Airbnb. It's been a great 1st year with so many wonderful guests. What we hear most often from our guests is how "cozy" it is and how much they enjoy the unique/rustic decor mixed with modern and plentiful amenities. It is far from perfect and a work in progress, but as we've learned, that is the definition of life on a farm. Guest access We consider our guests "Free Range" while on the farm:) Nothing is off limits unless it's locked or has a motor. We encourage our guests to explore, ask questions, or even get involved if they'd like. The winter months are kind of slow, but when the ground is soft we work pretty hard. We've partnered with a couple who boards horses at our farm to offer our guests horseback riding! We offer trips around the farm which last about an hour and include some fairly easy trails. This trip is $30/person and can be set up almost any time with a day or two advanced notice. We also offer an 'Off the farm' trip which would normally occur on a weekend, but if you let us know early enough, we might be able to offer it during the week also. The trails would offer more challenging terrain and would last a minimum of 3 hours and would cost a minimum of $90/person. Let us know if you're interested! [NOTE: My girls are on strike this time of year, so I can’t guarantee eggs will be available] Fresh eggs are available just outside your door. You can collect them yourself or we can stock the fridge before you arrive. We also have farm raised chickens (whole birds only) that you can purchase. If you let me know in advance I can have some thawed out for you to cook while you are here. I've had nothing but great feedback and I can attest to the deliciousness of my birds. [My inventory is just about gone for this year but will be starting more in early April/Late May]. Interaction with guests You will most likely see me around the farm on most days but during the week I'm normally stuck in my office which is behind the garage. I like to at least meet all of my guests but I don't normally bug people unless it's something important or I get an invite. Feel free to approach me at any time for any reason though. I sometimes need to run the tractor for various reasons but I try to keep it to a minimum and never too early where I would disturb sleep. It is safe to shower in and drink. The water from the fridge is probably better than most bottled water as it has a reverse osmosis system and is filtered a third time by the fridge itself.

The apartment is cute and quiet and we offer outdoor shared space if desired. Fire pit and outdoor seating area available for use. We are located approx. 40 mins from Saratoga Springs where the horse track is and 45 mins from Lake George. Also a 40 min drive to many ski resorts. There are lakes and the Battenkill river just a few miles away.

There are quite a few things to enjoy within a short drive including: Six Flags - Great Escape Amusement Park- Lake George area Lake George also has a great downtown area, nice shopping outlets, Fort William Henry, and several fun areas for kids including Magic Forest (great park for smaller kids), mini-golf, go-carts, laser tag, indoor trampoline park, indoor playgrounds, roller skating rink, not to mention all the great lake activities like jet-ski rental, boat rental, hiking, million dollar beach, para-sailing, and ferry rides. Just across the Vermont border is Lake St. Catherine, with mini-golf, paddle boat/canoe rental, fishing, hiking and a state park, and a little further up is Lake Bomoseen. Saratoga is also a short drive and has a very nice downtown area and is in the middle of horse track season 7/21-9/4/17 Manchester VT is also a short drive and is a quaint Vermont village with shopping outlets.

The Cambridge Retreat House is open to those who would like to attend a Christian retreat. The house was build in 1865 and still has a lot of its original charm. The residence is in the village center, and the Cambridge Historical Society has it listed on their walking tour. When there are no scheduled retreats, I open the house to visitors that come to the area.

Included in your stay are two sit upon kayaks and beach toys available for pond play, along with 3 regular kayaks and one inflatable double kayak, with life jackets for river exploration (up to 5 people). Firewood is included for your stay! Fishing in the Hudson is catch and release. There's so much to see and do in the area! Two great ice creams places with 10 minutes!! (Ice Cream Man and King Dairy) Just a 15 minute drive to Saratoga Springs, NY and the famous racetrack (not open to spectators this year). Also, river rafting, boating, hiking & exploring the Adirondacks or Vermont. Explore the Canal Locks just 5 miles from us. Bennington Pottery is a 45 minute drive. Museums and culture in nearby Albany. Or shop at the outlets in either Lake George or Manchester, Vt, just 45 or 60 mins. Town is a 10 minute drive for food, etc. We have a few farm animals—chickens and calves. Drive up site, unless a lot of recent rain, and then parking would be on the road, approx. 250 feet from site. (see photos) We're excited to host you! The Space: Perfect campsite on the Hudson River, next to our spring fed pond! Guest Access: This is an exclusive Tentrr Signature campsite. Tentrr partners with farmers, ranchers, and other property owners to offer unique outdoor accommodations on beautiful private land. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature! You'll have the entire campsite to yourself, as you'll be the only Campers enjoying this piece of paradise. Each campsite includes a 10'x12' safari-style canvas tent on a raised platform, and you'll find one queen bed or a queen-size bunk bed inside (each site is different, see photos for the exact setup). Larger groups can also use the extra 5-person pop-up dome tent that’s provided (you’re welcome to bring your own camping gear too). You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night. While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location on the property. If a CampKeeper submits an incident report after your stay that details evidence of trash or damage to the campsite or the CampKeeper’s property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set! Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. Line the bucket with a CleanWaste bag supplied at the camp (or another appropriate plastic bag) prior to use. Afterwards, simply tie the bag up and place it in a trash bag. We got this idea from bathrooms used on NASA spaceships, and we've used the Tentrr Loo countless times ourselves- don't worry! Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days. Tentrr Extras: These are other amenities, services, or activities that may be provided by your CampKeeper for an additional fee. Please let us know in advance if you'd like to add these to your booking so that we can process payment. Availability of any Extras are not guaranteed and must be confirmed at least 24 hours prior to check-in. Bedding and Towels for 2 - $35 We will provide towels, sheets, and blankets for the queen bed in main tent. All towels, and bedding are washed and sanitized after every guest visit. Towels, Sleeping bags & air mattresses for 2 (using provided tent) - $35 Towels, air mattresses & sleeping bags (for 2 people), for use w/the extra tent provided in the set up, or for use with your own tent. All amenities are washed and sanitized after every guest visit. Other Things to Note: You'll want to watch and supervise children at all times with all the water closeby. The pond is approximately 5' deep at the center, and the tent site is about 100' from the river. We are about 250 feet, with a slight downward incline, from a country road with low traffic. Interaction with Guests: Self-Check In: to limit the potential impact of community spread, we are encouraging our campers and hosts to adopt self-check in procedures whenever possible. To make self-check in easy, Tentrr provides a map to your site and driving directions in an email sent out a few days before your reservation. Please refer to this guide to get to your campsite. As a reminder, it is good practice to give your host a head's up on your estimated arrival time a few days beforehand.
